The Colonnade, a Grade II listed seafront landmark built to commemorate the coronation of King George V, is undergoing essential refurbishment to address long-term water ingress and structural deterioration.
The works will stabilise and rejuvenate the building, safeguarding its heritage while restoring its visual presence along the Bexhill promenade.
Our role
Cove Consulting is providing Quantity Surveying and Employer’s Agent services, supporting Rother District Council in delivering a carefully phased and financially controlled restoration.
We structured the tender into two distinct work packages, allowing flexibility in procurement and scope selection to align with available budgets while maintaining quality and programme certainty.
Throughout the process, we have worked closely with Avison Young and DBR to balance conservation requirements with practical buildability and cost efficiency.




Challenges and solutions
Heritage Constraints
Working within a Grade II listed fabric required meticulous coordination with conservation officers and Historic England to ensure interventions respected original detailing.
Coastal Deterioration
Prolonged water ingress demanded bespoke waterproofing solutions designed to extend the structure’s life for decades.
Budget Management
With tight public funding, we developed a phased strategy allowing RDC to prioritise essential works while retaining flexibility for future enhancements.
Outcome
Once complete, the Colonnade will stand renewed—a beautifully restored symbol of Bexhill’s heritage and civic pride, protected for future generations and ready to reclaim its place as a focal point of the seafront.
